Accommodation overview: With exclusive use of its own indoor heated swimming pool, this detached, modern, traditionally-built, single-storey holiday property is located within an area of SSSI along the peaceful backwater of the River Wensum. French doors lead to an enclosed secluded garden terrace, complete with sun loungers and barbecue, with pathway leading to private river frontage with use of seating furniture, rowing boat and canoe, where visitors can enjoy this wonderful backwater to the full, its peace only interrupted by the occasional rowing boat of an angler. The village has two pubs, shops, post office, golf course, snooker hall and extensive country walks. The city of Norwich is 5 miles for excellent shopping, theatre, castle museum, cathedral, fine restaurants, cafés and bars. Wroxham (10 miles), capital of the Norfolk Broads, offers river trips and daily boat hire to explore the expanse of waterways. A 40-minute drive leads to the Heritage North Norfolk coast, ‘Admiral Nelson’s country’, where there are Blue Flag sandy beaches, extensive salt marshes, RSPB reserves and the coastal path for excellent walking. Boat trips are available all year to visit the basking seals and Blakeney Point nature reserve. Nearby, the stately homes of Holkham and Blickling are amongst the finest in East Anglia. The Royal Sandringham Estate and museum is open to the public when the Royals are not in residence. The coastal resorts of Cromer and Sheringham offer an array of attractions for all ages, a cliff-top golf course, plenty of shops and restaurants. Still operational, the fishing harbour operates a small fleet of boats to catch succulent fresh lobsters and crabs, which are brought back to be sold locally. Promenade gardens, pier with seasonal live entertainment and the Royal Life Boat Centre can all be found at Cromer. Sheringham is headquarters for the North Norfolk Steam Railway, where during the summer trains travel back and forth along the coast to neighbouring villages. Shop 800 yards.

Accommodation overview: Amidst open countryside, with views of the surrounding farmland from most windows, this detached barn conversion provides guests with extensive, spacious accommodation. Set on the owners’ working farm, it boasts brick and timbered floors, beams, exposed brickwork, a wood-burning stove and a hand-built kitchen with Aga; some bedrooms are en suite, whilst others boast patio doors to the courtyard. In addition to the large enclosed courtyard area and a large grassed area, there is an indoor heated swimming pool.
Only a few miles from the Royal Sandringham Estate - one of the Royal family’s country residences, which is open to the public and contains an exhibition of royal memorabilia from dolls to cars. Also easily accessible is the historic town of Kings Lynn with its pretty quayside and the Trinity Guildhall dating back to 1421.
There is excellent bird-watching all along the North Norfolk coastline, and many interesting little villages and towns to visit – Hunstanton is 12  miles distant and has one of the cleanest beaches in Norfolk with spectacular, striped cliffs in the background. The town also boasts Britain’s largest joke shop which should keep any child entertained for hours. Snettisham 7 miles and Norfolk Lavender 10 miles. Just 10 miles away is a beach at Heacham. Shop and pub 1¼ miles.

There is a spacious sitting room with lovely views over the lake and countryside, separate dining room, and attractive kitchen leading to a conservatory, as well as five bedrooms, one with a king-size four-poster. Ashwood Wing offers smaller but equally comfortable holiday accommodation for a group with fewer people. Guests at both properties have their own enclosed garden and access to the owners’ 7 acres of paddocks; the lake is close to the house but is fenced for safety. Fly-fishing and coarse fishing is available all year round at Narborough trout and coarse lakes ½-mile away. Lake at house available for fun fishing.
The local area offers wonderful woodland/river walks, and the superb gardens and park at Sandringham can be visited when the Royal Family is away. Good places to visit include Castle Rising and Castle Acre. The coast is only 15 miles and is a haven for bird-watchers, with the nearest RSPB reserve at Snettisham, which also has a beautiful church and Park Farm. The long sweep of sandy beach runs from here to Hunstanton and beyond, from where the Norfolk coast path begins. Medieval Kings Lynn, with its handsome waterfront, shops, inns and restaurants is just 8 miles. Swaffham market town, 6 miles. Shop ¾ mile.

Further along the coast is Brancaster for an uncrowded sandy beach and golf course. Brancaster Staithe provides a popular venue for sailing and boating enthusiasts.
The traditional seaside towns of Heacham and Hunstanton offer an array of activities for all ages. Many places of historical interest and stately homes are within surrounding area. Twenty minutes’ drive away is the historical town of Kings Lynn for shopping, market place, restaurants, inns and theatre, and also Norwich city for excellent shopping, castle museum, cathedral, theatre, market place, restaurants and inns.
