Accommodation overview: This charming 18th-century detached property, in the secluded grounds of the owner’s country house, is tastefully refurbished throughout, retaining wonderful original features - exposed stone walls, beams and flagstone floors. An ideal weekend get-away for families or groups of friends, it has a separate games room with pool table, table tennis and table football, and a large garden with croquet lawn, mature specimen plants including a 300-year-old cedar tree, and outside terrace with table and chairs for ten - an ideal spot to enjoy al fresco dining. Inside, there is a large wood-burning stove, an Aga, and an oak dining table (seats ten), while the bedrooms have Victorian bedsteads and sumptuous mattresses. Less than an hour from London by train or car, the property lies in the South Downs National Park on the edge of a picturesque village so classically Downland that it has featured as a TV and film set. In the heart of the village, surrounding the green and cricket pitch, is a cluster of half-timbered houses, notably The Red Lion, a 16th-century inn, the starting point for numerous walks, bike and horse trails, and a launch-site for hot-air balloon flights. Black Down, the highest point in the National Park, with its pine and heather-covered slopes, is immediately accessible. Golf locally and fishing by arrangement. Within a 15-minute drive, visit Petworth with antique shops, beautiful stately home, Capability gardens and open-air concerts, and charming Midhurst, famous for polo at Cowdray Park. Goodwood is 20 minutes, with its motor and horse racing, Fontwell races, West Dean Gardens, Parham House, and Weald and Downland Museum; Chichester and West Wittering with award-winning sandy beach are ½ hour away. Shops 600 yards, pub 400 yards.

Open plan living/dining room with wood-burning stove, and well-equipped kitchen area with Aga (for cooking) and flagstone floor. Utility. Double bedroom. Twin bedroom with 3ft 6in beds. Wet room and toilet. First floor: Large landing with double bed. Double bedroom with 5ft sleigh bed and en-suite bathroom with separate shower cubicle and toilet. Twin bedroom with 3ft 6in beds.
