In a lovely rural location yet only a few miles from the spectacular coastline and historic market town of Barnstaple.

In tranquil surroundings on the edge of Exmoor National Park and beside the owners own Georgian Country House, this lovely barn conversion sits alongside its sister property, House Martins. Exposed stonework, oak beams and slate flooring throughout all add to the charm whilst a wood burning stove ensures cosy evenings at any time of year. The spacious living area is open plan with French doors opening onto a patio and lawn with stunning countryside views and luxurious outdoor hot tub. The attractively presented bedrooms are located at each end of the barn. A double bedroom accessed from the living room has French door out onto the patio and benefits from an ensuite shower room. The second spacious double room has an additional single bed, making the property ideal for two couples or giving flexible sleeping arrangements for families. A stylish family bathroom with roll top bath is located off the hallway. Muddiford is well situated to enjoy the peace and tranquillity of the countryside yet only a short drive from the fantastic surf and swimming beaches of Woolacombe or Croyde. There are miles of inland or coastal walks to explore and a great local inn and restaurant with an extensive menu just a couple of minutes drive away.

Accommodation: Ground floor: Hall. Open plan living/dining room /kitchen with wood burning stove, TV with satellite Freeview and DVD. Kitchen area with electric oven and hob, microwave, fridge/freezer, dishwasher and washing machine. Bedroom 1 with Double and ensuite shower room with WC and basin. Bedroom 2 with Double and additional Single bed. Bathroom with roll top bath, separate shower cubicle, WC and basin.
